The Families of Lake Country Estates
In the Village of Nashotah Wisconsin is where you'll find Lake Country Estates, a Subdivision of 60 single-family homes on 1+ arce lots. We're good neighbors, and we're glad you're here.
All homeowners are members of the Home Owners Association who's volunteer board members are responsible for maintaining the common areas of the subdivision and upholding the standards set in the bylaws.

There are a few common items at each home that the homeowner is responsible for maintaining. Each item should use the same product or setting for some consistency throughout the neighborhood.
Each mail post is installed at the curbside and is made from a 6x6" solid wood post with a pyrimid cut at the top and a newspaper box below the mailbox rail. They're sealed and coated with Sherwin Williams Exterior Super Paint, Flat sheen in 2060 "Casa Blanca" color. The paint can be purchased at a local Sherwin William store, or contact the HOA Board as we may have some available at no charge.
The mailbox installed on the curbside post should be a black metal unit with the Postmaster General's seal of approval such as the Elite E1100BAM. These can be purchased at various local home improvement stores which will ensure it meets the PMG standards. The numbers of the home address should be posted on the ouside of the box either on the side or on the door, but including a household family name is optional.
The original lamp housing atop each post is the Hanover Lantern "Manor House" series Model #5534BP 70W S62 with the Number 10 Photoeye. If the housing needs to be replaced, it can be ordered through one of their local resellers like BBC Lighting. The wiring in the post is typically connected to power at the home using the same circuit as the garage.
The original lamp used a High Pressure Sodium bulb that required a ballast and igniter, but this technology is being replaced with the Satco S23140 which is a more efficient and less expensive "COB LED" light. The light can be controlled with the original photoeye sensor to automatically turn the light on at dusk and off at sunrise. The light can be purchased on Amazon, but before installing it some modifications to the lamp are required! If you are comfortable with doing the electrical wiring yourself you can contact the HOA Board for more details, otherwise you should contract an electrician to do it for you. Once installed, the LED should be set to 27W and 3000K (the lowest wattage and color temperature).
Entrances and Common Areas of Lake Country Estates. Areas maintained by the HOA include the lawns at the Main Entrance, the Frontage along Highway C, the Detention Pond and Ripraps.
